ARE YOU CONSIDERING INVESTING IN REAL ESTATE?

For new investors, we hold your hands from your investing journey from the beginning of raising capital, analyzing deals, closing, rehabbing if required, renting or flipping.

For intermediate and experience investors, we will partner with you on your deals for equity, we will analyze the deals together and if we see an opportunity in the deal presented we would become equity partners.

WHAT TYPE OF PARTNERSHIP DO WE DO?

We do mostly equity partnership. This is where we invest capital in the deal presented by an investor, this is not a loan, as we are not lenders. We analyze the deal together with the investor and if we see an opportunity in the deal, we will partner with the investor to secure the deal and be part of the deal to completion.

WHAT PROPERTY TYPES DO YOU PARTNER ON?

We will partner on a single family, duplex, triplex and fouplex properties. The properties must either be a value-add for renting using BRRRR(Buy, Rehab, Rent, Refinance and Repeat) strategy or flipping.

WHAT ARE THE REQUIREMENTS TO PARTNER WITH YOU?

We work with all kinds of investors from newbie’s to experienced investors. The main requirement we focus on is the zeal of the investor to see that project from beginning to completion. We will also review the exit strategy of the investor. Since some exit strategies could require credit, we like our investors to have a credit score around the 680+ (case-by-case).

HOW DO I GET HOFAM INVEST SHARE OF CAPITAL?

At Hofam Invest, we prefer to work with our selected license contractors to work on all deals presented to us. We are also open to review investor quote from a license contractor and reference jobs completed by the contractor. If we decide to use one of our contractors, we will make all the payments directly to contractor. If we decide to work with an investor’s contractor, funds would still be paid by Hofam Invest, based on the agreed payment plan.

Investor would deposit his/her funds into an escrow account which we would draw as project needs. Investor would be in the loop on every stage of the project, also the investor would be the project manager to oversee his or her project.

We would invest anywhere between 20% to 50% of the purchase and rehab cost, depending on the project. After the project is complete and refinance or sale, we would take our invested capital and a percentage of our invested equity on the profit. Example, if we invest 50% (purchase and rehab) on a $100k deal and the property ended up selling for $140k, Hofam Invest would take out the initial $50K capital invested, and 50% of the profit after all expenses have been deducted.

DO I HAVE TO PAY ANY INTEREST ON FUNDS FROM HOFAM INVEST?

No. Since Hofam Invest is not a lender, investors do not pay any interest on funds from us. Our believe is, it is always better to get a pie of a deal than to lose 100% of the deal. Since we are coming in us investor partners, we take both the risks and the rewards together with the investor.

DO WE PARTNER NATION-WIDE?

Unfortunately No. We are currently locally based in Ohio, but we plan expanding into other markets, since our goal is to be able to partner with all real estate investors nation-wide to be able to collaborate, network, and partner or deals together.

DO YOU PARTNER ON EVERY DEAL PRESENTED BY AN INVESTOR?

No. Since every deal is unique, there are many factors that we consider when underwriting on a deal for partnership. Some of the main factors that we look at are; ARV(After Repair Value) of the deal, the exit strategy of the investor, the equity capital(Proof of funds) of the investor on board, etc. We will always include the investor during our analysis and will communicate our feedback as to why we think we would not be able to partner on a deal.

DO WE ACCEPT DEALS DIRECTLY FROM WHOLESALERS?

Yes we do. We have our own in-house projects that we work on and we work with wholesalers to bring us deals. Wholesalers deals can be either direct commission where we pay the wholesaler for bringing us the deal or the wholesaler can partner with us on the deal presented for an equity. On the partnership deals, we will usually give the wholesaler anywhere between 8% to 12% (cases-by-case) equity when the deal is going to be a flip. When a deal is going to be a BRRRR strategy we do a commission pay out to the wholesaler.
